Detailed Quote: Before any work begins, we provide a comprehensive, line-by-line quotation. This breaks down costs for materials, labour, scaffolding, skip hire, and VAT so you know exactly what you are paying for.
Fixed-Price Agreements: Wherever possible, we agree on a fixed price for the defined scope of work. This protects you from price fluctuations in materials or labour.
Stage Payments: We do not ask for full payment upfront. Instead, we agree on a stage-by-stage payment schedule linked to project milestones (e.g., upon completion of foundations, upon watertight stage, etc.). You only pay for the work that has been completed and signed off.
Contingency Fund: For older London properties, unforeseen issues (such as hidden damp or outdated wiring) can sometimes arise. We always advise setting aside a small contingency fund (typically 5-10%), but we will never proceed with additional work without first discussing it with you and obtaining your written approval.

Working Hours: Our standard working hours are 8:00 AM to 5:00 PM, Monday to Friday, with limited noisy works on Saturdays by agreement. This ensures we are respectful of you and your neighbours.
Site Cleanliness: We pride ourselves on being a tidy team. We use dust screens to contain mess, and we conduct a thorough clean-up at the end of each working day. You won’t wake up to a building site every morning.
Communication: Your dedicated project manager will provide weekly updates on progress and any upcoming key milestones (e.g., concrete pouring days which require access). We are always available to answer questions.
Timelines: As seen in our project portfolio, we provide realistic timelines upfront and work diligently to stick to them. We understand that a timely finish is just as important as a quality finish.

Qualifications: Our team consists of qualified tradespeople. Our electricians are NICEIC or Part P registered, and our plumbers are Gas Safe registered for any gas-related work. We do not use unqualified labour.
Workmanship Guarantee: We stand by the quality of our work. All building work carried out by Luay Construction Group comes with a minimum 10-year structural guarantee on key works (such as extensions and roofs) and a comprehensive warranty on all finishes and fittings.
Building Regulations: All our work is compliant with current UK Building Regulations. Where required, we will arrange for building control inspections and provide you with the necessary completion certificates upon final sign-off.
