The Dormer Loft with Rooftop Views

 growing family in Crouch End needed an additional bedroom and ensuite bathroom but did not want to move from their much-loved detached house. The loft space was currently used for storage, accessible only via a pull-down ladder, but the high-pitched roof offered significant potential for conversion.

Overview

The challenge was to create a comfortable, light-filled space that would serve as a master suite, with enough headroom for standing, a compliant staircase, and a luxurious ensuite – all while minimising disruption to the family living below.

Our Solution

Structural Design:
We designed a substantial rear dormer loft conversion that extended across the full width of the property. This created generous headroom throughout the main bedroom area, with the sloping ceilings on the front side used for built-in wardrobes. The ensuite was positioned at the rear, within the dormer, with a small roof lantern adding natural light.

Staircase:
Installing a compliant staircase was the biggest challenge. We designed a compact, space-efficient staircase that landed in a hallway on the first floor, minimising the loss of bedroom space below while meeting all Building Regulations for pitch, headroom, and tread dimensions.

Structural Works:
We reinforced the existing roof structure with steel beams to support the new dormer and the additional load of the bedroom and bathroom. New floor joists were installed to create a solid, level floor, with acoustic insulation to minimise noise transfer to the rooms below.

Bathroom:
The ensuite features a large walk-in shower with rainfall head, wall-hung vanity unit, and heated towel rail. We installed an extraction fan and roof lantern to ensure proper ventilation and natural light.
